Lead Facility Tech Position

This position is primarily responsible for the maintenance and upkeep of selected properties to meet corporate and departmental standards in order to ensure proper operations: Electrical maintenance, HVAC system maintenance, plumbing maintenance, construction, relocation, and renovation of assigned corporate premises.

PRINCIPAL DUTIES AND RESPONSIBILITIES

Operates, maintains and repairs assorted HVAC systems, boilers, associated circulating pumps and controls, etc.
• Demonstrates understanding of automation systems coupled with systems monitoring.
• Controls expenditures and approves repairs; makes recommendations to higher management on matters exceeding job description or departmental policy.
Makes periodic inspections of assigned properties and prepares a written report on their condition for the Facilities Manager. Ensures the proper upkeep and maintenance of all assigned company premises.
Performs various duties and functions to meet departmental guidelines as work conditions may dictate.
Repairs and replaces electrical components such as lights, light switches, fixtures ballasts and is able to trouble shoot and repair low voltage office electrical systems.
Performs minor plumbing repairs including sinks, faucets, toilets and lawn irrigation systems.
Performs minor construction including adjusting doors, repairing dry wall, painting, carpet replacement, Ceiling tiles systems and lock & key systems.
KNOWLEDGE, SKILLS and ABILITIES:

Basic knowledge of facilities and/or property management
Good interpersonal skills including oral and written communication skills.
Strong mathematical skills in order to assist with project budgets, financial planning and interpret architectural specifications and drawings.
Strong working knowledge of HVAC and/or electrical systems
Ability to work under pressure and adapt quickly to changing situations
Working knowledge of plumbing
Ability to work overtime hours as job load and work circumstances require
Maintain the ability to legally operate a motor vehicle
This level of knowledge is normally acquired through completion of an Associate's degree and 3-5 years of experience; or 6-8 years of work related experience.

Director of Engineering

Job Description

Quail Run is a private community of homeowners and members. It is a beautiful place to live and work.

We are looking to fill the position of Director of Engineering. Candidate will be an experienced professional in the field. If you feel you meet the qualifications we are looking for and believe you are the right candidate for this position we invite you to apply.

QUALIFICATIONS: *
College degree; Engineering degree preferred; Extensive knowledge in electrical, plumbing, HVAC, and construction. Must be a Certified Pool Operator, or ability to obtain certification. GB98 License preferred.

Six (6) plus years management experience in construction, facility and engineering.

The Director of Engineering is responsible for maintaining the property to enhance and preserve the Association's assets, keep the clubhouse and perimeter areas functioning and appearance at top efficiency levels.

Responsible for the professional management of the Engineering Department ensuring that the highest standards of service and excellence are met or exceeded within Quail Run Association's established guidelines and/or goals.
Will have extensive technical and working knowledge of home and building design and maintenance.

Experience in long and short-range planning. Project experience in creating RFP'S, bidding process, executing contracts and overseeing contractors.

Department budget (approximately two million dollars), computer literate in Windows environment, Word, Excel. Exceptionally strong in communication, leadership and interpersonal skills with homeowners, members, management, and staff. Familiarization with condominium associations preferred.

Exhibits professionalism, enthusiasm, cheerfulness, "sense of urgency", attention to detail and provides top-notch customer service with all contacts.

Proven track record with emphasis on problem solving, quick response, and handling multiple projects.

Ability to make decisions using sound, reasonable judgment. Must be diplomatic and maintain strict confidentiality of sensitive information.
Demonstrates a thorough understanding of the vision, mission, and goals of the association.

REQUIREMENTS:
Must pass REQUIRED Drug Test
Must pass REQUIRED Background Check
Must have valid documents to work in the United States, Quail Run Association participates in the E-Verify process.
Job Type: Full-time
Pay: $80,000.00 - $85,000.00 per year
